LOCATION
Benton Office Park is situated in a prominent location next to the M1 motorway on Wakefield Road, Horbury, Wakefield. The office park is adjacent to the newly built 'Old Mill' Public House and Restaurant and is within a new housing development giving a pleasant environment. Wakefield Road provides convenient access to Wakefield City Centre and the centre of Horbury. Junction 40 of the M1 motorway is easily accessible and a regular bus service provides excellent public transport links to surrounding areas.

TERMS
Each office suite is to be leased for a minimum term of 6 months which is let on a simple licence agreement which can be completed within 24 hours. A bond equivalent to two months rent is payable in advance. Rental costs include all services and utilities but exclude Business Rates and telephone line (available at additional cost). Note that the rent quoted is subject to VAT at the standard rate. Tenants have the flexibility to upgrade to larger suites or lease additional offices as their business grows.
